In addition to managing your property which includes collecting rents, securing new tenants, insuring maintenance occurs promptly and other typical tasks, Gulf Coast Property Management offers extended services to compete the management circle.
We can pay your obligations from the monthly rent assuming that the rent equals or exceeds the required payments. We will invoice you if we have to dip into the reserves to pay any obligations and expect prompt reimbursement for the shortage in the reserve account.
We charge a modest fee for each of the services listed below. Many of our clients are absentee and like the idea that they receive a net deposit into their checking account after “all” bills are paid. If you elect not to ask us to assist in the payment of obligations, you will be responsible to do this on your own. One potential problem with this is that you may forget to pay a utility and your tenant will lose power, water etc.
Yard Maintenance
We offer yard maintenance directly to you for a monthly fee which is deducted before your income payout. Please ask us for a quote.
Bill Payment
Have your mortgage payment made automatically. We set up a bill pay request with our bank to make payments to your mortgage company on a regular basis. We need two months mortgage payments in reserve to start the process in the event tenants do not pay on time or there is a vacancy. We can provide more details about this service upon request.
Utility Payment
Many of our clients include water, sewer and trash as part of the rent. In these cases, we can arrange for a bill payment check or direct payment to the water company and if separate, trash companies as well. We require two months reserves for this service.
Internet/Other monthly payments
We can make any payments that reoccur each month for you. We assess the amounts required and request a two month reserve to get started.
Accounting
We can maintain your Wave accounting system for you. Just agree and have your bank account linked to the Wave accounting system (no charge for the accounting system) and each month transactions will appear. When we pay invoices for you (see above at additional cost), we will manually enter the transactions.
Your CPA will be able to do your taxes with access to the accounting system. We have the receipts if you asked us to make all payments. If you made payments, you will have the receipts. We charge a modest fee for this service separate from paying bills.
