I have mold in the bathroom, what do I do?

Mold forms from too much moisture and heat. Turn the vent fan on and open the bathroom door when not in use. Clean the affected area with a blend of bleach and water in a spray bottle.

If a co-tenant decides to leave, what do I do?

Contact the property manager immediately

If I decide to stay when my lease expires, what do I do?

Provide 30 days’ notice that you want to stay or leave to the property manager. The property manager will inform you if you can remain on the property with an extended lease and the terms of the new lease.

Can I sublet a room in my apartment/unit?

As long as the property manager permits a person to be signed onto the lease, the financial arrangements are your concern only. Do not invite someone to move in without the Property Managers written approval

If my apartment is overrun by ants or roaches what do I do?

Coordinate with the property manager. It may be that they came to your property from an adjoining property. More than one tenant may have to contract with a pest control company.

If my air conditioner fails, how soon will it be repaired?

Send a request for repair at the GulfCoastPM.com website. Depending on the time of year, it could be the same day for a few days. If you are changing filters and pouring bleach in the drain hole, the chance of failure is low.

If I break a blind or window what do I do?

You can contact a repair company for the window at your expense. They must repair it just like the one that was broken. You can buy blinds at Lowes and Home Depot.

If my neighbor is making too much noise what do I do?

Contact the neighbor. Explain that they are causing issues for you. Simple conversation. If that does not work, and only after you have done this, call the property manager.

If I see something about the building that looks bad e.g. outside water tap leaking, what do I do?

Call the property manager immediately.

If I decide to renew my lease, will there be an increase in the lease rate on the new lease?

Probably. The property owner is subject to the same inflation as everyone else. Property taxes, property insurance, and maintenance all go up with inflation. Check with the property manager about 60 days from the end of your lease for an estimate of the new lease rate.

What if I am late with the rent?

Don’t be late. There is a late fee and eviction proceedings will start within a few days based upon your agreement. If this is a one-time event and you know you will be a few days late, contact the property manager BEFORE you are late. This can delay the eviction efforts but not the late fee. Don’t go out and buy a new car with your rent money.

I need a taller handicapped toilet, what do I do?

Contact the property manager. They will arrange for a taller seat to be installed at your expense.

My daughter’s friend left his car in the parking area, what happens?

It will be towed at his expense if it is not in operating condition, registered and he is a tenant on the lease.

The neighbors are smoking pot in their apartment, I do not want pot around my kids?

Contact the property manager immediately

Can we light fireworks on the property?
